Frequently Asked Questions

From several conversations with various people, we have concluded that there are a lot of "unknowns" about the Real Estate business.  There are a few basic questions quite often asked.  The following information should clarify the most basic questions.

Q. Is my credit rating and bank information confidential?
A. ABSOLUTELY!  Your credit rating and banking information is confidential between you and your Lender.
Q. Then if my credit and bank information is confidential, how do you know if I am qualified to buy Real Estate and for how much?
A. We will require an Approval Letter from your Lender.  The Approval letter will tell us how much you are qualified for.  It will also tell us how much of a down payment you will be coming in with (if any at all).
Q. How do you get the Approval Letter?
A. All We need is your Lender information.  We’ll work with you lender to obtain the Approval Letter.
Q. What if I am not approved yet?
A. We will help you identify a lender that can work with you.
Q. What if I cannot get approved for a loan to buy a home?
A. We will personally work with you to help improve your credit rating.
Q. Is my Real Estate transaction confidential?
A. Real Estate transactions are public records.  However, we choose to keep all information in a transaction confidential.  We will not divulge information about a transaction that we am the representing Realtorâ.
Q. What areas do you do Real Estate in?
A. We are members of the Central Valley Association of Realtorsâ (CVMLS), MetroList, the Bay East Association of Realtorsâ (BEAR) and Multiple Listing Service Alliance.  I can represent you in the Counties of:
Alameda, Contra Costa, El Dorado, Merced, Monterey, Placer, Sacramento, San Benito, San Francisco, San Joaquin, San Mateo, Santa Clara, Santa Cruz, Solano, Stanislaus and Yolo.
Q. If the county I am conducting a Real Estate transaction in is not listed above, how can you be of any assistance?
A. We have a network of Real Estate Agents that are qualified to represent you.  No matter where you are conducting a Real Estate transaction, we can put you in touch with a qualified Realtorâ.
Q. What types of Real Estate do you do business with?
A. We work with first time homebuyers as well as experienced investors.  We am licensed to deal with most any type of transaction.  Our  license allows us to deal with single-family residence as well as multiple family residence (i.e.: duplex, triplex and fourplex).  We can also represent you with commercial transactions such as an apartment complex or business.
Q. Does the property I want to buy have to be listed by your company?
A. No, absolutely not.  If the property is for sale, we can represent you.  It does not matter who the listing Agent or Company is.  We have access to every listing with every agent at every company.
Q. What about new homes in a new development?
A. We can also represent you when you are buying a new home.
Q. Are there any requirements when it comes to new homes?
A. Yes, only one.  We must be present with you the first time you visit the sales office at the new development.  Otherwise, we cannot represent you as your Realtorâ and offer our services with that developer.
Q. What about fees?  How much is it going to cost me to buy property?
A. Nothing.  Our fees when representing the Buyer are absolutely nothing.
Q. How much are my fees when selling property?
A. Typically, our Broker requires the fee to be 6% of the sales price.  Fees are not set by law and can be negotiated.
Q. Are there any other fees when listing a property?
A. Not with us.  Other Agents may charge additional fees for Marketing & Advertising, Escrow Coordinator, Filing and/or Errors & Omissions.  Those are just a cost of doing business that should not be passed onto the client.  The agreed upon commission mentioned above is the only fee charged, nothing more.
Q. Why should I hire a Realtorâ?
A. While every Agent must be licensed by the state of California to conduct a real estate transaction, only Realtorsâ subscribe to a code of ethics mandated by the NAR.
Q. What can I expect when hiring a Realtorâ?
A. Honesty and integrity!  It is expected for a Realtorâ to uphold a fiduciary responsibility towards the client at all times.
